Delphi Construction Breaks Ground on Dyeworks Adaptive Reuse Project in Lawrence, MA
Lawrence, MA – Delphi Construction has officially broken ground on Dyeworks, a landmark adaptive reuse project that will breathe new life into a historic mill building on the Island Parkside campus in Lawrence, MA. This transformative initiative, led by Lawrence Community Works (LCW), is the final piece in the redevelopment of the Island Parkside area, completing its evolution from an abandoned industrial site into a thriving community hub.
Once completed, the Dyeworks building will house LCW’s Movement City, an organization dedicated to empowering local youth through arts, leadership, and community engagement programs. The revitalized space will also provide a local health clinic and grocery store, expanding access to essential services for residents in the area.
“Delphi Construction is honored to be part of this significant project alongside Lawrence Community Works and a talented design team,” said Corey Heaslip Vice President of Project Development. “Adaptive reuse projects like Dyeworks play a critical role in preserving the rich architectural history of communities like Lawrence while repurposing these spaces to meet today’s needs. We take great pride in helping to transform this former mill building into a resource that will serve local residents for generations to come.”
Preserving History, Building the Future
Originally part of Lawrence’s once-thriving mill industry, the Dyeworks building stands as a testament to the city’s industrial past. Through meticulous planning and restoration, this project will preserve the character and historical integrity of the structure while adapting it to support modern community services.
The project is designed by a specialized team of architects, engineers, and consultants with expertise in historic preservation and adaptive reuse:
- Icon Architecture – Architect
- RSE Associates – Structural Engineer
- Consultant Engineering Services – MEP Engineer
- Macrostie Historic Advisors LLC – Historic Consultant
- The Engineering Corp – Civil Engineer
“The Dyeworks project is an important step in LCW’s mission to transform underutilized spaces into vibrant, community-driven assets,” said a representative from LCW. “This building will provide much-needed resources, services, and opportunities for residents of Lawrence, and we are grateful to have partners like this team, who share our commitment to this vision.”
A New Chapter for Island Parkside
The Island Parkside campus has undergone a remarkable transformation over the past several years, shifting from a once-neglected industrial site to a dynamic mixed-use community. With the addition of Dyeworks, LCW is reinforcing its commitment to sustainable, people-centered redevelopment, ensuring that residents have access to housing, services, and opportunities—all within a walkable, integrated neighborhood.
For Delphi Construction, Dyeworks represents more than just another project—it aligns with the company’s longstanding commitment to building strong communities through thoughtful construction, historic preservation, and a dedication to quality craftsmanship.
Construction is now underway, with work progressing in collaboration with LCW, the design team, and key stakeholders. Dyeworks is expected to take shape over the coming months, with updates to be shared as major milestones are reached.
