Delphi was selected as the Preconstruction Manager for this project and worked extensively with the client to apply for State funding and to maximize construction expenses on the various options presented for envelope and the MEP designs needed to achieve Passive House Certification.

This project was built to maximum energy efficiency, receiving PHIUS Final Certification. To meet the requirements of the special high-wind zone on the outer Cape, Delphi helped identify a manufacturer willing to make and test a new product line specifically for this project. Other energy efficient features include Heat Pump water heaters, additional wall and roof insulation ,extensive envelope sealing, high efficiency HVAC and ERV systems, and solar panels.

The envelope when tested for overall air leakage values achieved results almost two times better than the program required. Located on a 5.8 acres parcel of land in Brewster, MA the site contains gardens and a playground as part of the development. Other site improvements include a new access road, parking area, new LED site lighting.
